Bindalo vs a spreadsheet: tracking real estate deadlines

Last updated October 29, 2026

Most agents who track their own deals use a spreadsheet, a calendar, or both. It is free, you control it, and for a few deals it works. The question is where it starts to cost you time or risk.

Written by Bindalo, so read it with that in mind. Competitor details come from their public websites on October 29, 2026 and may have changed. Check their sites before you decide. If something here is wrong, email phil@bindalo.com and it will be fixed.

When a spreadsheet is enough

  • You have a few active deals at a time and rarely get counter offers or addenda.
  • You already have a setup you trust and keep it current.
  • You want full control over how the information is arranged.

When Bindalo saves you work

  • Typing dates from the contract is the part you dislike or sometimes get wrong.
  • Counters and addenda change dates mid-deal, and updating several places is how deadlines slip.
  • You want a daily or weekly summary email without setting up an alert for each deal.

Where the risk really is

A spreadsheet rarely fails because it is a spreadsheet. It fails when a date changes and one copy of it, in the sheet, the calendar or your head, does not. Whatever you use, keep each deadline in one place and re-check it whenever a document changes. See the guide on tracking contingency deadlines.

An easy way to test it

Bindalo's free plan covers 2 active deals. Put a live deal in, keep your spreadsheet running beside it for a week, and compare how much typing each took and whether either caught something the other missed. Also see Bindalo vs ListedKit.
